Location:
This ranch is located  about 20  miles west of Carrizo Springs, Texas in Maverick County.  The property is located on F.M. 2644 a paved state highway.  The ranch is only about 2 + hours  from San Antonio and 20 minutes from Carrizo Springs, Texas.  The ranch is also only 30 miles from Eagle Pass, Texas  and 32 miles from fine dinning in Piedras Negras, Mexico.

Description:
The ranch is the perfect, "proven" mix of the varieties of native south Texas brush that produce trophy whitetail.  This ar
ea of south Texas is known for its ability to naturally produce quality trophies year after year and is referred to as the "Golden Triangle".  The ranch is the eastern end of the Winship Ranch.  The owners have decided to sell the east 3,000 acres of Yegua Pasture out of the 17,000 +- acre Winship Ranch.  This is an opportunity for you to own a real part of Texas history.  This ranch has been in the same family lineage for almost a century.  The ranch has approximately 3 miles of paved state highway frontage for easy access and is only minutes away from Carrizo Springs and Eagle Pass is only 25 minutes from the ranch.   The ranch is in very good condition due to the  rains last year(approximately 36" through August 2007 )and the hunting for this year was excellent (see harvested trophy above).    The property is directly across the state highway (F.M. 2644) from the Cage Ranch (30,000+- acres) and the north eastern neighbor is the Comanche Ranch (formerly known as the Farias Ranch) which contains approximately 90,000+- acres.  The Comanche Ranch boundary line is the only high fenced portion of the ranch.  Seller will require that the western boundary of this ranch be high fenced after closing.  The ranch does have some areas where the terrain gently rolls into the lower areas.  The ranch has numerous areas that are perfect for working bird dogs and the quail hunting should be excellent this year.   The wildlife pictured in this informational packet were harvested from the Winship Ranch but may or may  not have been harvested from this portion of the ranch.  The harvest pictures are shown to indicate the quality of deer and the genetics of the area.  Eagle Pass airport has a 5,500' x 100' paved runway and the Dimmit County Airport, in Carrizo Springs has a 5,002' x 75' paved runway.   (See Eagle Pass Airport Diagram and Info)  (See Carrizo Springs, Dimmit County Airport Info)

Wildlife:
Abundant wild life includes whitetail deer, javalina, feral hog, bobcat, coyote, squirrel, bob white and blue quail, muskrat, oppossum, ring-tailed cat, badger, fox, weasel, raccoon, skunk, civit cat, turkey, sandhill crane, duck, coot, geese, woodcock, jacksnipe, teal, duck , white wing and morning dove.  The ranch has been under a wildlife management plan  since 1997.  The ranch has been granted a Wildlife Management Permit from the Texas Wildlife Department.

Vegetation and Soils:
Brush and browse include mesquite, black brush, white brush, retama, cenizo,  persimmon, cat claw, greesewood, soap weed,  guajillo, gauyacan and cyote.  Soils vary from gray to black, with some areas that are light colored with lime stone bedrock.  Climate is described as sub tropical steppe.

Water:
There are four stock tanks on the ranch. Some of the tanks are stocked fish and the bass fishing is very good.  A couple of the stock tanks hold water very well and held water through the dry period last year.    One of the the year round recreational aspects of this ranch is the fishing in the stock tanks.  The tanks are  in great condition.  The Farias tanks is currently approximately 20 +- acres in size.  Bass fishing on the  Winship Ranch has always been exceptional.  Average rainfall in Maverick County is between 12 to 15 inches.  This year the ranch has received approximately 36" of rain through August of 2007.

Taxes:
Ad Valorem taxes are estimated at approximately $1.24 per acre for a total estimated tax of $3,738.66 per year.
