Location:
This property is located  about 20  miles west of Carrizo Springs, Texas in Maverick County.  The property is located on the south side of F.M. 2644 a paved state highway.  The ranch is only about 2 + hours  from San Antonio and 20 minutes from Carrizo Springs, Texas.  The ranch is also only 24 miles from Eagle Pass, Texas  and 26 miles from fine dinning and fun in Piedras Negras, Mexico.

Description:
The property, decades ago, was partially utilized for farming crops.  Those areas have since been reclaimed by native brush and mesquite.  The ranch has a variety of different types of brush that give it a diverse and appealing look.  There are areas that have large bull mesquites and higher areas around the gravel pit that have a lot of Cenizo and Black brush and great views across this historic region of south Texas.  The property has the irrigation canal as the west boundary and F.M. 2644 as its north boundary.   Across the highway is the Winship Ranch which is currently a working 17,000 acre ranch.  The east and south boundary of this ranch is the famous Cage Ranch.  The Cage Ranch has a history of producing huge trophy bucks and has been under wildlife management for decades.  There are no high fences around this ranch. On our first outing on the property we were driving through the ranch and two bucks ran across in front of us.  The first was huge, wide, very heavy and very tall.  The wildlife biologist with me at the time said it was conservatively a 180 class buck and the second was 160 +.  It all happened too fast for a picture, believe me, I was reaching for a camera.  The deer pictures showed on this informational sheet were harvested on the Winship Ranch and may or may not have been harvested on this portion of the ranch.

   

Water:
The ranch has numerous 3 stock  tanks with the largest being the Rock Tank, located on the east side of the ranch.  This stock tank holds water very well and is perfect for supplying water to wildlife and cattle.   The ranch has city water available to the  property.  A water line easement crosses the property and it is utilized by the Winship Ranch on the north side of F.M. 2644. The ranch has the irrigation canal as its west border and it was once utilized by the ranch to irrigate the field areas of the property.  The canal fees and taxes have not been paid in years but the owner believes, and we are verifying, that one could pay the back taxes and fees and begin utilizing the water under the rules of the canal authority.   (The water line easement shall be created prior to closing and depicted on the survey)

TAXES:
Ad Valorem taxes are estimated at approximately $1.30 per acre for a total estimated tax of $1,170 +- per year.  

PRICE:

Minerals:
None to convey.  There are no active oil wells on the ranch at this time.   The owner does have a surface protection agreement with the oil company.
