The pump
house has a 3000 gallon holding tank that has a water purifying
system installed. The ranch has excellent all weather roads
throughout that are maintained with material used from a caliche
pit on the ranch. The Carrizo well has been tested at 90
gallons per minute, but is believed to have the capabilities of

is a gravity flow system in place to run water to all troughs
around the ranch. There are 2 DMP pens that are 5 acres each.
There are also 3 scientific breeder pens that have top of the
line genetics and all records to verify the quality of the deer
inventory. The deer are included in the sale. The owners
have kept all records of past deer counts and have managed the
native herd with the assistance of a wildlife biologist. The
2006 helicopter count revealed 179 bucks, 100 does, and 63
fawns. This is impressive, considering the drought this area
had been under for the past 2 years. There are 14, 5x5 deer
blinds that have 2 feeders at each location to optimize the
hunting experience and harvest results. There are also 9
protein feeders in key positions around the ranch. Exotics on
the ranch include a few red stag and blackbuck. Revenue from
package hunts has been approximately $150,000 per year. Other
income includes an estimated $50,000-$60,000 per year off of the
sale of pen raised deer. The ranch has two 19 acre pivot
irrigation systems in place that are enclosed by game fence to
allow the food plots of lablab, cowpeas, and winter oats to
reach optimum quality and grazing potential. There are also 2
stock tanks on the ranch, which are great dove hunting
