LOCATION::
The ranch is located 50 miles South of San Antonio, Texas, in Atascosa County, and is on accessed by F.M. 1549 and county road # 315 west and is about 6 miles north  of Charlotte, Texas.

DESCRIPTION:
There are 4 pivot locations on this farm and there are approximately 400 acres of irrigated land (by pivot systems) and about 80-90 acres of coastal in the corners.  The farm is cross fenced with a catch pen and set of pipe cattle working pens with adjustable loading chute.   There are 6 water troughs which are supplied water by the shall stock well located near the pens area.  The farm includes all irrigation equipment including two tow-able center pivot irrigation systems, 200 H.P. Electric motor powered water well that is in the Carrizo Wilcox Aquifer (approximately 1800gal/per/minute well).  The pivots are all electric and have 8" and 10" buried mainline to each pivot location.  There is a 35' x 25' metal barn located to the rear of the property.  The farm is currently planted in oats and the oat grazing lease is set to expire in May 2006.  

MINERALS:
Owner will convey 10% of all  oil, gas and mineral rights owned. 

UTILITIES:
Power is supplied by Central Power and Light  and Karnes Electric. Power is available ant the center of the farm near the cattle working pens and at both the southeast and southwest corners of the property. 

WATER:
The Carrizo-Wilcox irrigation well has 12" to 10" casing and is approximately 1,700'.    Static water level is approximately 180' to 225' depending on the time of year and the annual rainfall recharge. The well is equipped with a 200 H.P. motor gear head, column pipe and pump.  The well is capable of approximately 1,800+- GPM.   There are some shallow tanks located on the farm and are excellent for dove hunting and watering cattle.    There is a shallow stock type well, 350' +- depth, that supplies water to 6 water troughs located on the farm.
