It has a great mix of rocky, elevated, red clay terrain on the West side of the ranch and gently rolling fields with Buck Creek to the East offering a wide array of topography with great views of the surrounding area. The ranch is situated on the corner of of HWY 83 and FM 256 with ~4,400’ and ~17,500’ of frontage. Home improvements consist of an old stone building and shed. It has an 80 acre farming operation on the SE corner with two other fields bordering the creek that are currently not being used. Native brush along with the dynamic topography provide an excellent habitat to wildlife such as whitetail deer, mule deer, quail, turkey, and hogs.

    Water

    Buck Creek runs throughout the Eastern side of the property. A tank is on the ranch that can hold water but would need to be pipelined. There are three water wells and rural water meters on the property. One is an old irrigation well bordering one of the fields that is not in use but is believed to still be in working condition. There is a well at the HQ that is going to be cost shared by the NRCS for an electric well and a well on the West side that is going to be a cost shared solar well. Rural water meters are stationed at the West well and the HQ of the ranch.

    Minerals

    Seller doesn’t believe to own any but will convey all minerals if any owned.

    Utilities

    Electricity: Electricity is run to the HQ of the ranch from FM 256 for a good building site.

    Easements: There are two electric easements running through the property but offer no hindrance to the current productivity of the ranch. An old railroad is on the property but is no longer productive and runs the boundary on the East side of the property bordering HWY 83.
