    This 492+/- acre ranch consists of about 132 acres of improved/native pasture with about 360 acres of South Texas native brush country.  There is one large pond that is 4-5 acres when full and three ponds that are a bit smaller.  There are also two wet weather creeks that feed into the Atascosa River and one wet weather creek feeding the Buckhorn creek and watershed.  Much of the property either drains into the Atascosa River basin or is part of the Buckhorn Creek watershed.   This amazing ranch contains many mature Oaks, Post Oak, Spanish Oak and Mesquite Trees that are up to 40 ft tall. The property also has Cedar, Elm and Hackberry Trees.   All areas of the ranch are easily accessed by the very adequate road structures.    There are many roads that a large vehicle can navigate easily and there are narrower path perfect for an adventurous ride on an ATV.

    At the front of the property, the land is relatively flat with gentle rolling hills as you go up further into the ranch itself.

    Also, spanning the front of the property are three Brazos Electrical Towers.

    This 492+/- acre ranch consists of four surveyed plats. The four plats consists of 18.5 acres with frontage on FM 541, 152 acres with an easement to FM 541, 307 acres with an easement to FM 541, 13.5 acres, and a professionally built caliche road approximately 3/4 of a mile long that accesses the central portion of the ranch.


    The hunter's cabin which was built in 2003 is approximately 768 sqft.  It has one bedroom, one bathroom, kitchen and a large living area, perfect for a weekend stay.  The living area is finished out inside with stained bead board.  The cabin exterior is wood framed and has a asphalt shingle roof. There is a small porch area with a metal roof.

    Included with this ranch are 6 deer blinds (one is wheelchair accessible) and 6 feeders.

    There is a metal garage with a full concrete floor. This building has electricity, 5 bay doors and will hold about 10 cars. Total size of this building is 3200 sqft and is 12 ft tall.

    A small wood framed tool barn with attic was built in 2001. It has a 30 yr asphalt shingle roof.

    Other improvements on the property include a smoke house that holds 300 lbs of meat at a time, cedar gazebo covering a hot tub spa, a 24 ft above ground pool,  concrete RV pad with electricity, water and sewage connections, and an animal cleaning station on concrete pad which includes a sink, electricity and a hoist.


    The property has water supplied to the cabin by McCoy Water Supply Co-op, a rural water supplier. The Co-op water is also has underground pipe which can deliver water to a number of the ponds on the property.
